1. What chaco.land is — and is not

chaco.land is an advertising platform. We are not a real estate broker, agent, notary, escrow service or party to any sale. Contracts, payments, due diligence and the transfer of property happen directly between sellers and buyers, outside the platform.

We do not guarantee that a listing is accurate, that a property is available, or that a seller has the right to sell it, except to the limited extent described under “Verified Title”.

2. Accounts

You sign in with a one-time link sent to your email. Keep access to your email account secure: anyone who controls it can sign in to your account.

You must be at least 18 years old and legally able to enter into contracts to publish listings.

3. Listings and your responsibilities

If you publish a listing, you declare that you own the property or are authorised by the owner to advertise it, and that the information, photos, documents and coordinates you provide are true and not misleading.

You may not publish: property you have no right to advertise; land in protected areas or indigenous territories offered in breach of the law; false prices or data; content that infringes third-party rights; or anything illegal, offensive or fraudulent.

You are solely responsible for your listings and for any dealings with buyers. We may edit the presentation, refuse, unpublish or delete any listing, and suspend any account, if we believe these terms or the law are being breached.

4. Content licence and automatic translation

You keep ownership of your content. You grant us a free, worldwide, non-exclusive licence to host, display, adapt, translate and promote it (including on our social media) while the listing is published and for a reasonable time afterwards in archives and backups.

Listings are translated automatically. Translations may contain errors; the text in the original language written by the seller prevails.

5. Early access for chaco.club members

New listings may be shown to chaco.club members up to 72 hours before they become visible to the general public.

6. Prices and free launch period

Publishing listings is currently free. Paid plans (Standard, Sovereign), the Verified Title service and chaco.club memberships, with the prices shown on the site, will start later. We will notify users before any charge applies, and no one will be charged without accepting a plan and paying through our payment provider.

Paid subscriptions, when active, renew automatically until cancelled. You can cancel at any time; the listing stays visible until the end of the paid period.

7. Verified Title

The Verified Title badge means we reviewed the documents you supplied (such as the matrícula) against the information available to us at the time of review. It is a documentary check, not a legal opinion, title insurance or guarantee. Buyers must carry out their own legal due diligence with a qualified professional (for example, an escribano in Paraguay) before buying.

8. Documents

Documents you upload as private are visible only to you and to our team for verification purposes. They are not shown to buyers unless you share them yourself.

9. Buyers

Contact with sellers happens by WhatsApp or email, outside the platform. Never send money before verifying the seller, the property and the documents independently. We are not responsible for losses arising from transactions between users.

10. Limitation of liability

The platform is provided “as is”. To the extent permitted by law, we are not liable for indirect damages, lost profits, the content of listings, the conduct of users, or interruptions of the service. Nothing in these terms limits rights that cannot be waived under applicable consumer law.

11. Changes and termination

We may update these terms. Material changes will be announced on the site or by email before they take effect. You may close your account at any time by writing to us.

12. Law and contact

These terms are governed by the laws of Brazil. Disputes will be settled by the courts of the registered seat of R Carrer Ltda (ASTUTUS), without prejudice to any mandatory jurisdiction granted to consumers.
