Why the Chaco

The Chaco covers 60.7% of Paraguay's territory but is home to just over 2% of its population: large, contiguous tracts at a fraction of the price of Eastern Paraguay.

According to figures published in February 2026, Chaco land ranges from about US$800 to US$2,000 per hectare, versus US$6,000–15,000 in the Eastern Region. Paraguay runs on three main taxes: 10% VAT, 10% corporate income tax and 8% on dividends.

Land prices by Chaco zone

Reference purchase prices in US dollars per hectare (El Observador, Feb 2026). Water, access, improvements and paperwork move the real price.

  • Lower Chaco (south, near the Paraguay River): US$800–1,000/ha, mostly cattle.
  • Central Chaco (around Filadelfia and Loma Plata): US$1,300–2,000/ha, crops integrated with cattle and dairy.
  • Upper Chaco (near the Bolivian border): US$1,200–1,700/ha, higher risk, long-term potential.

Ranches, farms, small plots and lots

Ranches of hundreds or thousands of hectares are the typical Chaco property, used for cattle, cropping and as a store of value. Smaller plots exist near Filadelfia, Loma Plata, Villa Hayes and along the Trans-Chaco Highway.

Logistics: the Bioceanic Corridor

The bioceanic road route linking Brazil (Porto Murtinho) to Chile's Pacific ports crosses the Chaco from east to west through Carmelo Peralta, Loma Plata, Mariscal Estigarribia and Pozo Hondo.
